Who this is for: Vaughan homeowners in Woodbridge, Maple, Concord, Kleinburg, Thornhill and the Vaughan Metropolitan Centre who are comparing contractors before requesting quotes.
Kitchens and bathrooms are where cabinetry, plumbing, electrical, stone and tile all meet in one room, and that concentration of trades is where most renovation schedules slip.
Kitchen & Bath leads this report among home renovation contractors in Vaughan because it keeps every one of those trades on its own payroll, with no subcontractors at any project phase.
Its showroom is in Vaughan at 7250 Keele Street, and its HomeStars profile has 320 reviews, the largest review base on this list.
The expensive mistake is hiring on the lowest headline number, then discovering the scope never included permits, design or change-order rules.
This report is for homeowners planning a kitchen, bathroom, condo or whole-home project who want a side-by-side view of what each contractor actually documents.
No affiliate links appear anywhere in this report, and no commission is paid to us by any contractor named in it.

How We Evaluated These Vaughan Renovation Contractors in 2026
This report uses an editorial research framework, not a scientific scoring model.
Every claim below traces back to a public source, and anything we could not confirm was omitted.
- Reputation: Current ratings and review volume from HomeStars, BBB, and other independent platforms as of September 2026.
- Service scope: Documented kitchen, bathroom, condo, whole-home, and design-build services.
- Credibility: BBB status, awards, warranties, insurance, and years in business using source terminology.
- Location: Vaughan service coverage and office location.
- Project fit: Experience with common Vaughan renovation needs, including condos and older homes.
- Transparency: Published pricing, timelines, processes, and change-order terms.
Rankings reflect how well each contractor matched this framework overall.
A lower position does not mean a contractor is a poor choice for the project it suits best.
Vaughan Renovation: What to Check Before You Hire
Vaughan's housing stock varies sharply by neighbourhood, and that variation changes how a renovation gets priced.
The city maintains heritage conservation district plans for Kleinburg-Nashville, Woodbridge, Maple, and Thornhill, so exterior or structural work on some older properties may require an additional layer of review, according to the City of Vaughan.
Permit rules shape the schedule before any demolition starts. The City of Vaughan advises that some renovation plans require permits and that a proposal must comply with the city's zoning bylaw before a building permit application is made.
Structural changes, relocated plumbing, and new electrical work are the usual triggers.
Thornhill needs one extra check. The community straddles Yonge Street, and addresses east of Yonge fall under Markham's building department rather than Vaughan's, so confirm which municipality issues your permit before any contractor provides a quote.
Condo renovations follow a separate path. Condo boards often require proof of contractor insurance and a deposit against common-area damage, and some want to review the renovation plan, according to HomeStars. Ask each contractor who handles the board paperwork.

The 5 Best Home Renovation Contractors in Vaughan, Ontario for 2026
1. Kitchen & Bath - Best for kitchen and bathroom renovation
Kitchen & Bath says it is a HomeStars 'Best of' winner seven years running, with an all-in-house crew (no subcontractors) and a Vaughan showroom. Designers, project managers and licensed, insured, WSIB-covered trades all work for the company directly, which has operated in Toronto and the GTA for more than 20 years, according to the company.
Its scope centres on the two rooms this category is built around: custom cabinetry, quartz, granite and marble countertops, vanities, walk-in showers, glass enclosures, tile and backsplash, with basements and home additions handled by the same team.
The showroom at 7250 Keele Street, inside the Improve Canada centre, lets homeowners open cabinets, test soft-close drawers and compare countertop slabs before committing. One independent HomeStars reviewer described the process as three meetings, covering consultation, estimate and finish selection, followed by a 3D rendering of the finished room.
Every project includes a free interior designer package, and the company works with Cambria, Caesarstone, Blum and Kohler.
Independent signals line up with those claims. Its HomeStars profile shows a 4.7/5 rating across 320 reviews, with recent kitchen and bathroom reviews praising schedule communication and precise cabinet measurement. The Seeker's 2026 roundup of Vaughan kitchen renovation companies also ranked it first, citing the same seven-year award streak.
He kept everything on schedule and was always available to answer our questions." HomeOwner, bathroom renovation, 5 ⭐ on HomeStars (January 2025)
Pros:
- All-in-house designers, project managers and trades, with no subcontractors at any project phase
- Vaughan showroom with working kitchen displays, cabinet hardware and countertop samples
- Free interior designer package and 3D design previews before construction starts
- Premium brand partners: Cambria, Caesarstone, Blum and Kohler, plus flexible financing and a lowest-price guarantee
Cons:
- No publicly listed pricing; every project needs a consultation and written quote
- Some HomeStars reviews describe schedule slippage, including a December 2024 bathroom project that ran well past its three-week estimate, so get timelines in writing
- Additions and second storeys are offered, but homeowners planning major structural expansion may prefer a builder-side firm such as MBC Homes
Best for: Vaughan homeowners renovating a kitchen, a bathroom or both who want one accountable in-house team from design through installation.

2. Tdot Build - Best for basements, kitchens, and extensions in the York region
Tdot Build offers kitchens, bathrooms, basement finishing and house extensions, and publishes timelines for each: two to four weeks for a bathroom, three to six weeks for a kitchen, six to ten weeks for a basement, and three to six months for an extension.
The company says its crews are employed directly rather than subcontracted, that it carries WSIB and liability coverage, and that it has completed more than 200 renovation projects across Vaughan and the GTA.
Its Vaughan page lists services in Woodbridge, Maple, Kleinburg, Thornhill and Concord, with permit applications and inspections managed by the company.
We did not find an independent review profile for Tdot Build on HomeStars or BBB, so weigh its self-published testimonials accordingly.
1 ⭐ on Google:
A reviewer, Sakib Niaz, posted a strongly negative assessment of the contractor, describing the company as one of the least satisfactory subcontractors they had encountered through Home Depot's Local Pro network and advising potential customers to exercise caution when contacted for services.
Pros:
- Published scope and timeline for each service type
- Basement finishing includes legal second-suite work and egress windows
- Fixed-price quotes with a detailed scope document, according to the company
Cons:
- Its own Vaughan page cites both "10+" and "20+" years of experience, an inconsistency worth clarifying
- No independent review profile located, and the contact address points to West Hill rather than Vaughan
Best for: Homeowners with a clearly defined basement or extension project who are willing to verify references directly.

3. Senso Design - Best for custom cabinetry and full-home renovations
Custom cabinetry built in its own Markham facility is what sets Senso Design apart from most contractors on this list. The company has operated since 2004, reports more than 900 completed projects, and files City of Vaughan permits in its own name. Its Vaughan page is unusually specific, separating older housing in Woodbridge and Kleinburg from newer stock in Maple, Vellore, and Patterson.
Pros:
- In-house cabinetry and millwork, which removes dependency on an outside cabinet shop's schedule
- Published Vaughan-specific cost ranges and per-square-foot guidance
- Condo, basement, addition and commercial work documented alongside kitchens and bathrooms
- Renovation financing up to $100,000 through a partner program
Cons:
- Published timelines run longer than a fast-track model: six to ten weeks on site for a kitchen and two to four weeks for a bathroom
- Based in Markham rather than Vaughan, with business hours listed as Tuesday through Saturday only
Best for: Design-focused homeowners who want custom cabinetry and a single project manager for a kitchen or main-floor renovation.

4. A&R Renovations Inc. - Best for owner-led renovations in Woodbridge
A&R Renovations operates from Woodbridge, where it has been based since the mid-1990s, making it one of two contractors on this list with a street address inside Vaughan. Owner Alex Covriga works directly with homeowners, and the company takes on one project at a time rather than running several jobs in parallel. Its services cover kitchens, bathrooms, basements and complete home renovations across Woodbridge, Maple, and Kleinburg.
Pros:
- Based in Woodbridge, which suits homeowners who want a local contractor they can meet in person
- One-project-at-a-time policy gives each job the owner's direct attention
- Long operating history in the Vaughan area
Cons:
- No condo renovation service or in-house design team documented on its website
- The one-project model can mean longer waits before a start date
Best for: Woodbridge, Maple and Kleinburg homeowners who value direct access to the owner over a larger team's speed.

5. MBC Homes - Best for additions, garden suites and custom builds
MBC Homes approaches renovation from the builder's side: its core work is custom homes, home additions, second-storey expansions and garden suites, with kitchens, bathrooms and basement apartments offered as part of larger design-build projects. Architects, designers, engineers and trades are coordinated under one contract, according to the company.
The company states that it is a Tarion-certified builder, a registered member of the Home Construction Regulatory Authority (HCRA), and a member of BILD and the BBB. These credentials can be checked through the HCRA's Ontario Builder Directory before signing. Reviews displayed on MBC's website are pulled from Google through a third-party widget and largely concern garden suites and additions.
Pros:
- Builder-grade capability for structural projects such as second-storey additions and garden suites
- Design-build coordination of architects, engineers and trades
- Claimed Tarion and HCRA credentials, relevant for new-build scope
Cons:
- Office is in North York, not Vaughan
- Public reviews skew toward garden suites, so evidence for single-room renovations is thinner
Best for: Vaughan homeowners planning an addition, second storey or garden suite who need structural and new-build experience.

What Does a Home Renovation Cost in Vaughan in 2026?
Renovation pricing in Vaughan depends on scope far more than on postal code. The biggest cost drivers are project size, structural changes, custom cabinetry, plumbing and electrical relocation, permit requirements, design scope, labour and finish level.
Statistics Canada measures contractor renovation prices including materials, labour, equipment, overhead and profit, but excluding sales tax and design costs. That exclusion matters: a design-build quote that bundles drawings and 3D renders is not directly comparable with a construction-only bid.
Senso Design is the only contractor on this list that publishes project ranges, which gives Vaughan homeowners a starting point. Treat these as the company's own estimates, not market averages.
| Project | Senso Design (published) |
|---|---|
| Bathroom | $3,500 to $25,000 |
| Kitchen | $15,000 to $150,000+ |
| Full home | $50 to $600 per sq ft by level |
Kitchen & Bath, A&R Renovations, MBC Homes and Tdot Build quote by consultation rather than publishing prices. Renovators also report that official price indexes understate what they are seeing on the ground, according to the Canadian Home Builders' Association, so build a contingency into any budget.
How to Choose a Home Renovation Contractor in Vaughan
Every homeowner should run through these checks before signing, whichever contractor they choose:
- Verify the service scope in writing: Confirm the contractor documents your exact project type, since "home renovation" can mean anything from paint to structural work.
- Check current independent reviews: Read recent reviews on HomeStars, Google and BBB, and note how the company responds to negative ones.
- Confirm insurance and WSIB coverage: Ask for proof of liability insurance and WSIB clearance before any work begins.
- Get a detailed written contract: Ontario's Consumer Protection Act requires a written agreement for contracts over $50, listing materials, warranties, a work schedule, sub-trades and a payment schedule, according to the Government of Ontario.
- Settle who pulls permits: The province notes that permits are the homeowner's responsibility, though many contractors offer to handle them, so put that responsibility in the contract.
- Clarify design responsibility: Establish whether drawings, engineering and renders are included or billed separately.
- Lock down change orders: A contractor cannot charge more than 10% above a written estimate unless you sign a change to the contract for added work.
- Keep deposits modest: The province recommends deposits of no more than 10% of the total project cost.
- Know your cooling-off right: A contract signed at your home carries a 10-day cooling-off period during which you can cancel without fees.
- Compare scope, not headline price: Line up quotes by what each includes, from demolition and disposal to finishes and cleanup.
The province's Consumer Beware List is also worth checking before committing to any contractor, as it provides information on businesses that may have been subject to consumer complaints or enforcement action, according to Consumer Protection Ontario.
FAQ'S
Look for documented experience with your project type, current independent reviews, proof of insurance and WSIB coverage, and a written contract with a clear scope and payment schedule. A contractor who manages City of Vaughan permits and publishes timelines gives you more to hold them to.
Costs range widely: published figures from contractors on this list run from about $3,500 for a basic bathroom to more than $150,000 for a high-end kitchen. Whole-home projects are usually quoted per square foot, and structural work, custom cabinetry and relocated plumbing push costs up fastest.
Published timelines on this list run two to six weeks for a bathroom and three to ten weeks for a kitchen, with custom cabinetry often setting the pace. Whole-home projects typically run from several weeks to six months, depending on scope and permit review.
A design-build company handles design, engineering, permits and construction under one contract, which reduces handoffs and speeds up decisions. A general contractor usually builds from drawings you supply, which can suit homeowners who already have an architect.
Many do: structural changes, new plumbing, electrical work and additions generally need a City of Vaughan building permit. Cosmetic work such as painting or replacing fixtures in place usually does not, but confirm with the City before starting.
Kitchen & Bath keeps every trade in-house, from designers to plumbers and electricians, so no phase of a kitchen or bathroom project is handed to a subcontractor. It also runs a showroom in Vaughan where you can compare cabinetry and countertops before signing.
No, Kitchen & Bath prices each project after an in-home consultation and a design meeting, and it offers a lowest-price guarantee and financing. Bring competing written quotes to that meeting so you can compare scope line by line.
The Bottom Line
For home renovation contractors in Vaughan, Kitchen & Bath leads this 2026 report for homeowners whose project centres on a kitchen, a bathroom or both, backed by an all-in-house crew and a local showroom.
Senso Design is the stronger pick for custom cabinetry on a design-led main floor; A&R Renovations for owner-led work in Woodbridge; MBC Homes for additions and garden suites; and Tdot Build for defined basement or extension projects.
The right choice depends on your scope, property type, budget, timeline, and the level of communication you expect.
Shortlist two or three, compare written scopes line by line, and check every credential before you sign.
