Bernardi Building Supply is the Toronto source we recommend for specialist insulation advice, while Home Depot and RONA serve other needs.
This article explains how insulation works in Toronto homes and where each source fits. We start with the three options, then cover materials, R-values, air sealing and rebates.

Three Sources at a Glance
Toronto homeowners and crews draw insulation from a yard, a national home centre and a contractor-focused building centre. The table below shows how the three differ.
| Source | Best for | Opening hours | Locations | Pro and trade service |
| Bernardi Building Supply | Specialist insulation advice in the GTA | Monday to Friday, 7 AM to 5 PM; closed weekends | Weston Yard in Toronto, Mississauga Yard | Credit accounts, volume pricing, own delivery fleet |
| Home Depot | Evening and weekend shopping | Weekdays 6 AM to 9 PM, Saturday 7 AM to 8 PM, Sunday 8 AM to 8 PM (Dufferin and Steeles) | Dufferin and Steeles, plus other Toronto stores | Pro Desk with bulk pricing, special orders and job-site delivery |
| RONA | Contractor-focused building centre in Etobicoke | Extended contractor hours at launch | Martin Grove Road, Etobicoke | Contractor service desk, reserved parking, charge accounts, delivery trucks |
What Toronto Homes Need From Insulation
Each part of a Toronto house calls for its own insulation product. Attics take batts or blown-in insulation, wall cavities take batts or spray foam, and basements call for rigid foam or Rockwool because both handle moisture better than fiberglass. The table shows the targets that Bernardi publishes.
| Area | Common products | Target R-value |
| Attic | Batts, blown-in insulation | R-50 to R-60 |
| Above-grade walls | Fiberglass batts, Rockwool | R-22 or better |
| Basement walls | Rigid foam (EPS, XPS, polyiso), Rockwool | About R-20 |
| Interior partitions | Rockwool Safe'n'Sound, sound attenuation batts | Sound control, not R-value |
| Rim joists and gaps | Spray foam | Air sealing first |
Cost shapes the final choice. According to Bernardi, fiberglass is the most affordable per square foot, Rockwool costs more but adds fire and sound performance, and foam costs the most while giving the highest R-value per inch. Bernardi adds that homes built before the 1980s and never upgraded are almost certainly below these targets.
Why Air Sealing Comes First
Air sealing protects the performance of every insulation product in a house. Leaks around windows, doors and the attic hatch let heated air escape no matter how much insulation sits nearby. Natural Resources Canada's Keeping the Heat In guide devotes a full section to comprehensive air leakage control.
Bernardi's installation tips follow the same order. Gaps are caulked, window and door frames are foamed, and the attic hatch is weatherstripped before insulation goes in. Soffit vents stay clear, and batts stay uncompressed, because compression lowers the installed R-value.
In cold-climate walls, the vapour barrier generally sits on the warm side of the insulation.
Ontario Rebates Support Insulation Upgrades
Ontario rebates can cover part of an insulation upgrade. The Home Renovation Savings program currently lists $1,250 for a single attic insulation upgrade. It also lists up to $7,700 for insulation when it is bundled with a home energy assessment and at least one more upgrade.
The same program returns $600 for the home energy assessment and up to $250 for air sealing. Amounts and rules can change, so homeowners should confirm eligibility with the program first.
Where Toronto Homeowners Source Insulation
Bernardi Building Supply - best for specialist insulation advice in the GTA
Bernardi Building Supply has supplied Toronto contractors and homeowners since 1971, stocking fiberglass, Rockwool and rigid foam insulation at two GTA yards with its own delivery fleet. The Weston Yard on Garyray Drive covers Toronto, and the Royal Windsor Drive yard serves Mississauga and the west GTA.
Advice is where a dedicated yard differs from a general store. Bernardi says its counter staff have decades of insulation experience. It invites customers to bring square footage and cavity depth to either yard, then prices batts, stone wool and foam side by side.
The range supports that advice. Bernardi stocks fiberglass batts, Rockwool, Safe'n'Sound, sound attenuation batts, polyiso at roughly R-6 per inch, EPS, extruded Styrofoam, SOPRA XPS, reflective foil, Tyvek house wrap and polyethylene vapour barrier. Staff can custom-order items that are not on the shelf.
Bernardi delivers across the GTA with its own trucks and serves homeowners as well as trade customers. It offers volume pricing on larger orders and credit applications for contractors and regular customers. Both yards open Monday to Friday from 7 AM to 5 PM.
Key Advantages
- Counter staff who price insulation options side by side from your measurements
- Wide range from fiberglass to polyiso, XPS, reflective foil and house wrap
- Own delivery fleet serving Toronto, Mississauga, Brampton, Burlington and Oakville
- Many phone orders ready for same-day pickup, according to Bernardi
Potential Drawbacks
- Weekday hours only, with both yards closed on weekends
- No published prices, so each order starts with a quote
- Supplies materials only, so installation is arranged separately
A Good Fit For: Homeowners, renovators and contractors in the GTA who want product guidance matched to their cavity depth and R-value target.

Home Depot and RONA
Home Depot sells insulation through its Toronto stores, and its Pro Desks serve contractors with special orders and bulk quotes. Its category covers acoustic, blow-in, fibreglass, foil, house wrap, rigid, spray foam and stone wool products. The longer store hours suit people who shop after work or on weekends.
RONA's Etobicoke store adopted the RONA building centre model in 2018, which added, reserved parking, charge accounts and delivery trucks. It suits crews that want insulation alongside other renovation materials. Many Toronto homeowners combine routes, pricing a larger order at a yard and collecting small items at a home centre.
FAQ’S
Bernardi recommends R-50 to R-60 for Toronto attics. Homes built before the 1980s often fall well below that range. Check your current insulation depth before choosing batts or blown-in products.
Rigid foam board and Rockwool are the usual choices for basement walls because both handle moisture better than fiberglass. Bernardi suggests aiming for about R-20. Rigid foam also adds continuous R-value in limited thickness.
The Home Renovation Savings program currently lists $1,250 for a single attic insulation upgrade. Bundled insulation work after a home energy assessment can reach up to $7,700. Confirm current terms on the program page first.
Yes, you should air seal before you insulate. Caulk, foam and weatherstripping stop heated air from escaping around windows, doors and the attic hatch. These leaks are harder to fix once insulation covers them.
Bernardi Building Supply offers insulation advice from its Toronto and Mississauga yards. Bring your square footage and cavity depth for a side-by-side price on batts, stone wool and foam. Homeowners and contractors are both welcome
Final Thoughts
Good insulation work starts with the right material for each area, a realistic R-value target and sealed air leaks. Rebates can then offset part of the cost, which makes a full upgrade easier to plan.
Bernardi Building Supply is our recommended source for specialist advice and trade-volume orders. Home Depot and RONA add evening hours and a contractor building centre. Call 416-741-0941 to talk through your project with Bernardi.
